The Strand & Mews Replacement Cladding
We were approached by Coastal Housing Association to review the 12- and 6-storey residential towers in Swansea. The residential scheme had been the first part of the Urban Village development by CHG in 2009, initially completed by Midas in 2011.
In the immediate aftermath of Grenfell R&M carried out a full review of all existing and historic contracts. Thankfully, this review gave a clean bill of health, although we raised concerns on proposed specification of the Strand Quarter, a 10-storey building which we were still building at the time of the disaster.
We brought these concerns to the client, and after a 8-week hiatus in activity, we came back with a proposal to switch to Rockwool insulation, in conjunction with Rockpanel, all of which held the best deign credentials and test certificates.
As the contract was Design & Build, we held responsibility of design, alongside our Team of HMA Architects, IFC Fire Consultants and RVW Engineers. CHG supported R&M with an extension of time to the contract to incorporate the new design and procurement and utilised this period to instruct our operatives to install sprinklers into the scheme.
It was following this positive engagement on The Strand Quarter, we were selected to remove and replace the cladding of the Strand & Mews buildings, install all necessary fire cavity barriers, replace timber balconies, complete fire compartmentation works and retrofit sprinklers, which all formed part of the full scope on this negotiated £5.5m scheme.
