Pembroke Port Grade II listed Hangar annex restoration
We delivered a programme of sensitive renovations and repairs to three Grade II listed hangar annexes (1930s naval architecture) and demolition and rebuild of fourth, as Principal Contractor. Sympathetic refurbishment, with improved external fabric, into office/workshop space, exceeding current sustainability targets.
We ensured the historic character was preserved and celebrated, ensuring longevity for future generations.. With support from supply chain & consultants novated from Client (Purcell Architects, ChandlersKBS NEC coordinator, QODA, BSM etc) we delivered a sympathetic design and methodology, with existing and new build annexes matching historical finishes.
Our collaborative approach to CLOCS compliant access and logistics plan, with local stakeholders (BUSA, RNLI etc.) ensuring safeguarding port activity, pedestrian routes, delivery schedules, with access plans updated weekly with input from neighbouring businesses. This was a key element for successful delivery within a live port environment.
As with every listed project, existing fabric retention was a key challenge – moreso when we were dealing with basic, derelict, uninsulated brick and concrete. We devised an energy-efficient, low-maintenance refurbishment strategy to overcome challenges of remote location (harsh wind, corrosive coastal environment). We completed repairs and cathodic treatment of reinforced concrete/roof slabs, replaced defective wall ties, installed thermal linings to walls and roof, and replaced cement render with lime render.
Exhaustive surveys and consultation with specialists led us to future-proof the buildings: utilising steel framed, slimline double-glazed windows, recreating historic window proportions with enhanced thermal performance and reduced maintenance costs. We also relocated the main switchgear to new purpose-built enclosure, enabling future expansion in clean energy (ASHPs, EV charging etc).
We delivered excellent sustainability and Social Value outcomes:
- Bespoke WRAP compliant Site Waste Management plan – 98% waste diverted from landfill; we reused site-won materials via demolition (brickwork for restoration of three annexes, concrete slab crushed to 6F2 grade) in new build foundation and hard landscaping; we salvaged & repaired capping stones and lentils; We also ensured responsible water treatment via interceptor tanks before discharge with minimal ecological impact
- Fabric-first sustainability principles: Building performance exceeded thermal/operational performance efficiency standards (AD-L2B:2013), through higher efficiency fabric elements (insulation, double glazing) and U-values adoption, stringent air tightness criteria, highly efficient luminaires, high efficiency mechanical system, air handling plant and heat pumps.
- TR&T: we delivered 56 person weeks/£1m spend in TR&T, with a high ratio of retention – which alongisde 77% local spend generated £1.99/£1 spend in local value (As calculated by the Value Wales Toolkit)
- Other community activities: School visits: QS students of UWTSD; Pembrokeshire Learning Centre pupils; Sponsorship of Pembrokeshire Yacht Club, PATCH charity, Milford Haven Round Table annual festival
