Crown Avenue Redevelopment
R&M Williams were appointed as Principal Contractors, supported by our Design Team, Chamberlain Moss King Architects and Vale Structural Engineers, to complete the external and internal redevelopment and refurbishment of a derelict building, into 12 modern, fit for purpose, one bed living apartments. Each unit was fitted with accessible showers and bathrooms, and the development benefitted from a visitor flat, communal kitchen, lounge, living space, and staff office and bedroom.
Externally, the works included a new Redland roof covering, Weatherby EWI system, new Roof Insulation and SBD new uPVC windows as well as a new resin-bound floor covering to all access footpaths and communal areas. Internally, the apartments were designed to comply with fully WHQS standards, RNIB, lifetime homes and fire reform regulations (including sprinkler systems throughout).
Works commenced on December 19 and were delivered throughout the height of the Covid-19 pandemic. To ensure the successful delivery, we implemented a back-to-basics approach to help develop safe systems of work that fully accorded with shifting Government guidelines and protocols. We introduced 2m distance rule, a one way system, and staggered break times to limit contact between trades on site. Every part of the building process had to be meticulously thought out, from a health and safety perspective, as we had a duty of care to keep our people safe and healthy, while also delivering a crucially needed development.
We were extremely fortunate to have a great team working alongside each other – from client and designers, to our operatives and supply chain, all of whom went above and beyond to deliver a high-quality product in challenging circumstances. Most of the site team were from the local area, and understood the value and importance of the project to the local community, taking pride in providing a safe space for vulnerable individuals in such uncertain times.
