Creative Cluster
Part of the Urban Village plan by Coastal Housing Group, the Creative Cluster new-build is now a vibrant hub in the Swansea city centre.
We had already started work on the Bonded Warehouse on Kings Lane, which required significant structural works including, façade retention, underpinning and rebuilding with salvaged materials. After completing the £1.8m restoration and modernisation project, we won the Creative Cluster contract – a new-build project sat between the Warehouse and the CHG offices and The Strand residential Tower.
The Cluster is a seven storey reinforced concrete frame that sat on the boundary of Urban Village residential development and adjoined the Coastal Housing Offices with 3 direct ‘break in’ panels to create direct access between Coastal Offices, the Cluster and pedestrian access to the Urban Village.
As we were already familiar with the area, we planned ahead for the challenges involved in creating a new structure around so many other existing features. The build programme was successfully delivered without incident or injury and the client and Coastal residents were delighted with the end product.
The main community café ‘The Hub’ was designed and fitted out to give a contemporary feel with all services exposed to ceilings and ‘old copper boilers’ as lighting pendants.
Legacy
The scheme received an LABC award and given its location is now one of Swansea’s most recognisable office buildings. The building was opened by the Minister for Wales who commented upon quality and flexibility within the design, to accommodate small to medium enterprises as well as established businesses such as Coastal Housing Group.
This project was awarded the Chartered Institute of Housing Commercial Project of the Year Award as well as the 2017 FMB Regional Award for Best Commercial Building. The Urban Village Scheme received the 2017 RICS Project of the Year Award in the Regeneration Category.
