Bristol Airport Admin Building (Lulsgate House)

We won the principal Contractor position for the Administration Building following a tender process and VE exercise. This means that, aside from the usual process of the client ensuring we have the capacity and capability to deliver the project to specification, we can also save money on the delivery of the project through Value Engineering – in this case saving £700,000 through efficiencies and innovation in Mechanical and Electrical aspects, structure, envelope, and finishes.

  • With a traditional pad-stone foundation design, we introduced precast structures and cost savings in lieu of continuous piling and in-situ works.
  • Following ground works, we worked with our cladding and glazing suppliers to optimise the external envelope design and produce further savings.
  • Internally the space benefitted from a HAV System through four roof mounted air handling units
  • We installed an external water storage tank with booster pumps, alongside solar panels to general hot water, in line with the clients’ commitment to offset carbon
  • The building was the first in the UK to receive “Air Pure” surface wall treatment – a revolutionary paint product by PPG that removes formaldehyde from the environment

Legacy

The internal aesthetic is an honest expression of the steel structure and exposed services installation. However, these two factors required careful acoustic consideration. We worked with Hydrock’s specialist team to ensure the open plan floor space had an appropriate sound balance for the range of tasks that will take place within it. The result is a series of randomly arranged, hexagonal suspended rafts that provide acoustic function as well as making a strong visual statement, defining areas and adding interest to the soffit.

The project was shortlisted for the Best Large Commercial Building West of England LABC Building Excellence Awards 2020 and for the Integration & Collaborative Working awards, from Constructing Excellence South West 2020. It was also a national finalist in Trade Elite for Commercial buildings.
