R&M Williams Ltd have vast  experience of delivering high profile complex maintenance schemes within the Social Housing Sector and for private sector clients.

Improvement programmes undertaken include full property refurbishments, day-to- day responsive maintenance, void refurbishments, painting (both commercial and domestic), planned maintenance, which includes kitchen and bathroom refurbishments, external enveloping schemes, external and internal wall insulation, roofing, central heating installation and electrical upgrades.

Our highly trained operatives have a wide variety of knowledge and skills to undertake a variety of complex contracts. Each of our site teams are led by technically qualified, highly experienced Site Managers who have a track record in delivering multi trade programmes in  occupied properties utilising modern methods of construction, and are experienced in delivering high quality finishes; integrating complex mechanical and electrical services.

Fairview Court

This contract valued at £1.8m was for the over render of a 12 storey 1960's pre-cast concrete tower block including window replacement. The installation of a two storey 'sky lounge' on the 13th floor and introduction of Green technologies such as photovoltaic 'Bri-Solars' and roof mounted wind turbines.  The works also included; construction of a new entrance lobby, new curtain walling, external wall insulation, and installation of renewable energy systems, as well as upgrade and alteration works to all flats inc. kitchens and bathrooms. The building was fully scaffold and debris netted with four external hoists installed to facilitate the works. The works were executed by R&M Williams directly employed labour with materials sourced from our preferred supply chain.


Municipal Building - Pontypridd

This £1m project involved the relocation of registrar services into the municipal buildings, Pontypridd. This is a 3 storey and basement grade II listed building that was built in the mid 19th Century to act as an important council building which includes the Council Chamber and Lord Mayors Parlour. Other aspects involved the introduction of disabled access, archive facilities and improved community spaces, with administration areas.

Works were performed in the tight town centre location, surrounded by main roads and with a major bus route on both sites of the building.. Traffic management plans were developed, including travel plans for the labour force and subcontractors and restricted delivery and distribution times of materials were in place. We had to accommodate major scaffolding and consideration for the safety of the public was at the forefront of all decision making.


Dyllas & Maerdy Court

The refurbishment works carried out at both Dyllas & Maerdy Court included the conversion of social housing flats into new social housing units for the elderly and their carers. The works included total internal refurbishment, mechanical and electrical installations, refurbishment to external envelope, external hard and soft landscaping, and drainage works to accommodate the new internal layout. Both projects were situated in busy residential areas adjacent to main roads. All flats were vacant during the works.

The refurbishment of Dyllas Court has received a Gold award standard in the RNIB 'Visibly Better' accreditation and was also shortlisted for the RICS Wales 2015 Residential project of the year award.

On this project, we have worked in conjunction with GrEW Enterprise and have 2 operatives employed on work placements, learning multi-skilled trades. We have also participated in the clients Give & Gain Day, donating materials and labour to provide a sensory garden to allow tenants suffering with any form of sight loss or impairment to be able to safely access the garden using different senses.

Both sites have been registered with the Considerate Constructors scheme. Dyllas Court received a Silver Considerate Constructors Award and a performance beyond compliance certificate after receiving scores of 40 and 42 out of 50. Maerdy Court will be entered in to the next round of Considerate Constructors awards after achieving scores of 39 and 41 out of 50.

External Works, EWI & Roofing - Swansea Council

External Works, EWI & Roofing – Swansea Council

R&M Williams are appointed as one of five contractors to the City and County of Swansea’s Building Maintenance Framework. To date, we have secured over £10million of opportunities through the framework including Enveloping Schemes, External Wall Insulation and Roofing Programmes. This framework has led to significant expansion of our Swansea offices and depot and has provided work placement and apprenticeship opportunities in conjunction with ‘Beyond Bricks and Mortar’.

We have recently completed phases at Winch Wen in Swansea, totalling £2.3mill. The works have included installation of EWI, Roofing, Front & Back Doors (UPVC), Rainwater Goods, Fascias and Soffits, and Wall Tie Replacements within Occupied Properties. 

R&M Williams have vast experience of managing large EWI & Roofing projects for social housing providers, within occupied properties. Other clients include; Melin Homes, Merthyr Valleys Homes, Bron Afon, NPT Homes and Tai Ceredigion. RMW have PAS2030 accreditation for EWI and IWI, and are also a Contractor Member of INCA (Insulated Render and Cladding Association). We have experienced EWI installers within RMW, trained in many systems including Wetherby, Parex, Rockwool, Envirowall and Alumasc.

 


Kitchen & Bathroom Installations - Merthyr Valleys Homes

R&M Williams completed a 4 year contract to install new kitchens, bathrooms and rewires to WHQS for Merthyr Valleys Homes. Operational Resident Liaison Services were provided with open days and resident consultation. During the 4-year framework, we successfully completed 1200 properties. We worked in conjunction with the client and the Merthyr Institute for the Blind in order to provide work opportunities for people with disabilities. We also supplied and fitted a Community Kitchen for local not for profit organisation 3GS Development, in order for them to be able to start cooking and catering classes for the community.
